How to Get a Florida Real Estate

Sales Associate License

updated june 2023

Before You Start

Ensure that you meet Florida’s real estate license requirements. These are outlined by the Florida Real Estate Commission (FREC), and specify that you must be at least 18 years old and have a high school diploma or GED and a social security number.

Steps to get your Florida Real Estate Sales License

Click each step to view details.

Step 1. Complete a 63 hour, FREC-approved pre-licensing course for real estate sales associates.

Our courses are FREC-approved and satisfy this requirement, whether you attend our live-instructor class or take our self-paced online course.

Step 2. Send an application for your Florida real estate license to the Department of Business and Professional Regulation (DBPR).

You are not required to complete your pre-licensing course before submitting your real estate license application. It takes the DBPR approximately one month to process applications, so it is recommended that you submit yours while you are taking your pre-licensing course. This ensures that you will not need to wait to schedule your state licensing exam once you have finished.

You may submit your application electronically or by mail. Instructions for each method can be found on the DBPR website here (online submissions) and here (mail submissions).

Step 3. Submit your fingerprints to the DBPR.

You are required to submit your fingerprints electronically to the DBPR before your real estate license application can be approved. More information about this process can be found on the DBPR website here.

Step 4. Pass the Florida real estate licensing exam with a score of at least 75%.

Our course has an exam success rate of more than 89%.
Before you can take the exam, DBPR must approve your licensure application (submitted in step 2).

If you do not pass the exam on your first attempt, you will be able to retake it. However, you are required to wait a minimum of 30 days after your first attempt to do so. You may also retake a pre-licensing course without waiting.

Step 5. Complete the 45 hour post-licensing course.

Florida real estate agents must complete 45 hours of post-licensing education before their first license renewal period. This education requirement must be completed within 18 to 24 months after you receive your initial sales license.

Once you’ve completed those five steps, congratulations! You’re ready to start practicing as a real estate sales associate in Florida.

As soon as you join a brokerage, you can participate in the listing and selling of:

  • Residential, commercial, and industrial property
  • Agricultural and business opportunities
  • Timeshares
